When you hire us you have two fee options available, depending on the level of service you require:

LEASE ONLY – our fee is equal to 1 month’s rent

  • Complimentary rental assessment
  • Advertising and showing of home
  • Thorough tenant screening and background check
  • Negotiation and drafting of lease documents
  • Thorough move-in inspection with photos
  • Complete accounting and full documentation of transaction

FULL SERVICE MANAGEMENT– Fee equal to 1 month’s rent + 10% of the rent each month

  • Leasing of the property as outlined above
  • Rent collection and enforcement of lease terms
  • Direct debit for tenant rent payments
  • 24-hour emergency on-call service
  • Direct deposit to owner’s account
  • Complete vendor management and monthly bill paying
  • Licensed, insured and pre-screened vendors
  • Month and year-end accounting statements
  • Twice yearly interior inspections ("periodics")
  • Thorough move-out inspection with photos
  • Settlement of security deposit
  • Consultation to all Landlord Tenant Laws
