When you hire us you have two fee options available, depending on the level of service you require:
LEASE ONLY – our fee is equal to 1 month’s rent
- Complimentary rental assessment
- Advertising and showing of home
- Thorough tenant screening and background check
- Negotiation and drafting of lease documents
- Thorough move-in inspection with photos
- Complete accounting and full documentation of transaction
FULL SERVICE MANAGEMENT– Fee equal to 1 month’s rent + 10% of the rent each month
- Leasing of the property as outlined above
- Rent collection and enforcement of lease terms
- Direct debit for tenant rent payments
- 24-hour emergency on-call service
- Direct deposit to owner’s account
- Complete vendor management and monthly bill paying
- Licensed, insured and pre-screened vendors
- Month and year-end accounting statements
- Twice yearly interior inspections ("periodics")
- Thorough move-out inspection with photos
- Settlement of security deposit
- Consultation to all Landlord Tenant Laws
